A pub building in east Oxford is now on the market.

Foodies pub The Oxford Blue in Marston Street is currently let to brewers Wells & Co.

Savills is marketing the freehold of 32 Marston Street, for a private client, for offers in excess of £1.2m.

The business will remain unaffected by the sale.

A spokesman for Savills said: "The property is arranged over three levels extending to approximately 3,150 sq ft (292 sq m) with the main trading area on the ground floor fitted out as a modern gastropub.

"The upper floors provide additional customer toilets, office and a three bedroom managers flat.

"The property is let entirely to experienced pub operator Wells & Co (Charles Wells Limited) for an unexpired term of approximately 15 years at about £53,300 per annum, subject to an open market review on March 14 2023."

Stuart Stares, director in the licensed leisure team at Savills, said: “Despite the wider economic backdrop we continue to receive good demand for high quality pub investments, particularly for rarely available properties that are let to national pub operators.”

Seb Dunhill said on Tripadvisor following a visit in September: "Had a lovely meal as a family here.

"The two waiters were brilliant and though very busy, gave excellent service and ensured a wonderful time. Food was fabulous and great kitchen set-up.

"The ale selection was also brilliant. Definitely recommend."

In 2018, the pub was branded a Pizza, Pots and Pints destination.

A refurbishment included stripping back the walls and moving the kitchen and the cellar to open up the pub and give it a much larger, open-space feel.

The pub was once known as The Swan Inn, and served Ushers beers until the mid-1980s.

Another Tripadvisor reviewer wrote last year: "We visited this delightful pub on Friday, together with a friend who used to visit this pub as a student 53 years ago, when it was called The Swan.

"Warm welcome from the staff, who were helpful and informative about the menu.

"We each enjoyed our delicious lunch from the varied and creative menu.

"Recommended after visiting the art exhibition at John the Baptist church nearby."

The Oxford Blue was one of the last pubs to reopen after the pandemic lockdown.
