Landlords considering refurbishing their property to generate more rent should do their sums first, warns one agent.

Brian Blue, of Bicester-based Bluestone Letting and Management, said: “The nature and condition of the property determines the type of let possible and how much it is worth spending to bring in a good return on capital outlay.”

Mr Blue said it was important to calculate the total cost of the project before starting and those with limited experience of refurbishment should consider employing a qualified project manager and take advice from a surveyor or architect, if planning an extension.

Mr Blue also stressed that any gas-related work, for example anything linked to a new boiler, or a gas fire or cooker, must be carried out by a registered Gas Safe engineer and landlords need a Gas Safety Certificate.

Typically, a new combination boiler costs about £3,000.

Regulations surrounding electrical work are equally strict. Only fully qualified electricians can carry out electrical work such as adding another socket or installing a heated towel rail.

When it comes to internal building work, Mr Blue advises using wall boards, as they can be painted without being plastered, saving time and money.

Another important area is flooring. Tenants usually prefer hard surfaces, so replacing carpets with laminate flooring is a low-cost, hard-wearing option.

Whatever work needs doing, Mr Blue recommends obtaining at least three quotations and going by referrals wherever possible.

“A builder familiar with refurbishment work will organise and carry out the work quicker and within a given timescale but if the budget is limited, employing individual tradesmen can be very cost-effective,” he said.

Installing a new kitchen and bathroom can lift the whole property.

In terms of budget, Mr Blue estimates a basic kitchen of units, worktop, sink, hob, oven and extractor can be done for about £800, plus labour.

He added: “If the property is be permanently let, it is worth considering a sizeable shower in place of a bath, although this would be limiting if considering letting to a family.”

A standard bathroom suite, including tiling, materials and labour, can be installed for under £3,000.
