I must correct councillor Ed Turner on his statement that I suggested there will be no benefit to the community from the redevelopment of Rose Hill (Oxford Mail, August 12).

Of course there will be some benefit, as hopefully within the next few years the condemned 'Orlits' and those boarded up properties will be replaced, taking away the ghastly sights that greet one and all who visit the estate.

It is a pity that some of the 'Howard' type pre-fabs have not been include in the same redevelopment programme as they too will need to be replaced soon.

I criticised the plans submitted for outline approval as they lacked imagination, compromised on design principles set by Oxford City Council planning services, county highways department, residential road guidelines and the lack of community amenities when compared with other housing estates.

After the long wait, the redevelopment plan for Rose Hill has turned out to be a damp squib.

I am not alone in voicing concerns about the proposed layout.

In the planning officer's report, submitted to the area committee and later to the development control committee, it states that the crime prevention officer had commented: "The proposal does not accord with established principles for crime prevention," and goes on further to say: "The proposal therefore misses an opportunity to 'design out' known problem conditions and create a safer environment."

As for requiring the developer to contribute towards community facilities, much of it is earmarked to 'outside' bodies, with little or no benefit to residents in Rose Hill.

As for the provision of a clinic and surgery facilities, which has been a foremost requirement in all surveys conducted in the area, it will remain a dream, as no site has been set aside to accommodate it. Vim Rodrigo, Rivermead Road, Rose Hill, Oxford
