Hundreds of people are objecting to plans for new warehouses and offices just off the M40 with one describing them as a 'grave mistake'.

Developers Albion Land and Tritax Symmetry Ardley have submitted four planning applications between them for the major development near junction 10.

Tritax is the same developer of a similar scheme at junction nine, near Bicester.

More than 500 people, parish councils and campaign groups have objected to the scheme.

The whole development has been recommended for approval and will be decided by Cherwell District Council's planning committee on July 3.

For the Tritax part, they said: "For many the trend towards very large-scale logistics buildings is perhaps best appreciated from the phenomenal growth in online retailing.

"The sophistication of the supply chain, and the efficiency in delivery of goods to customers is only achievable by the location of logistics buildings close to the strategic highway network and close to the customer."

The planning committee officer's report said: "On balance, the very significant benefits of creating a large amount of jobs in a suitably accessible location, which will support the modern economy at national, regional and sub-regional levels, outweigh the harms caused by developing this particular site.

"For this reason, I respectfully request that planning permission be granted."

However, locals are concerned about the scheme's impact.

Objector Roger Michael Mackrell, of Stoke Lyne, said: "Objection on the basis that this site is not suitable for such a monstrous development.

"Firstly the policy of allowing development on farmland is a grave mistake which will haunt us all in the future as global food yields fall due to climate change, and if the unstable world situation has taught us nothing else we should cherish locally grown produce.

"The local plan claims to support farming - hard to farm when fields are concreted over."

Concerned householder Janey Poole, also of Stoke Lyne, added: "My main objection other than ruining the countryside look and killing so much wildlife is the extra traffic these warehouses will create.

"The queues to Baynards Green from the M40 are always solid from 8am and from 4pm. I cannot believe you are considering putting extra pressure on these roads.

"There are perfectly good sites for these warehouses on the Banbury junction or Bicester junction that have road access in place."

Stoke Lyne Parish Council said it 'objects in the strongest possible terms'.

It added: "The current proposals represent unsustainable development, of the wrong type, on the wrong land and in the wrong place."
