A 17th-century gastropub on the Michelin Guide with links to Fortnum & Mason has gone up on the market

The Chandlers Arm in Epwell was taken over by the current owners in October 2021, at which time it had been closed for two years.

After refurbing the pub, it was reopened for trade in April 2022 before being listed on the Michelin Guide in July 2023.

The pub is Grade II listed and takes its name from candle making, with links to the internationally renowned brand, Fortnum & Mason, which started as candle makers.

The company lists Hugh Mason, one of the founders of Fortnum & Mason who lived in Epwell, as one of the pub’s first licensees.

The listing says the pub is now up for sale for £575,000 due to a “new addition to an expanding family”

It has two interconnecting rooms that have boarded floors throughout, beamed ceilings and dining chairs and tables currently arranged to seat 28 diners.

There is a feature double-sided fireplace with a cast iron log burner installed.

At the basement level, there is a beer cellar with delivery access from the front of the property.

There is a also catering kitchen split into three areas including a walk-in dry store and a preparation area.

The gardens are the feature of the pub providing external seating for up to 30 customers.

Located on the first floor is the owner's accommodation which consists of a lounge and two bedrooms with ensuites.

There is a gravelled car park with space for approximately 10 vehicles.

In the first financial year of trading for the current owners, the takings amounted to £250,000 net of VAT.

This trade was split from 70 per cent of food sales to 30 per cent of drinks trade.
