AIRCRAFT could be put in “danger” and a “perfect storm” created for traffic if plans to build a storage and distribution centre near Bicester airfield go ahead, it has been claimed.

Albion Land wants to build four 16-metre tall warehouses and other business units, a 100-space lorry park and car park on about 520,000sq ft of farmland off Skimmingdish Lane.

It is the fourth major business park proposal for Bicester in the past few months – totalling around two million square feet of farmland.

They include 570,000sq ft at Howes Lane, 750,000sq ft at Akeman Park, off the Aylesbury Road, and land within Wretchwick Green.

The developer said the site was allocated for employment in the local plan – a Cherwell council document that guides development – and would create 1,000 jobs. No firms have yet signed up for any of the units, the developer said.

But Windrushers Gliding Club said the 16-metre tall buildings “could present a danger for aircraft taking off and landing”. It also said it feared the airfield could become unusable.

A transport assessment showed the site could generate 1,171 vehicle movements in Skimmingdish Lane in a 12-hour period.

Cllr Les Sibley said together the developments were a “perfect storm” for causing congestion on Bicester’s roads.

He said: “These are massive buildings which are going to be a blight on Bicester.

“We are going to be surrounded by giant warehouses that take up a large amount of land and only employ a small number of staff.”

He said large warehousing should be built at the former MoD site at Graven Hill.

A string of objections has been lodged against the outline planning application raising concerns about flooding, traffic, impact on residents and wildlife.

The Environment Agency said there was a “high probability of flooding” as the site lies within three flood zones.

Cherwell’s scientific officer Nicky Wells said the proposed development was likely to create “noise disturbance” for care home residents next door to the site.

Town and district councillor James Porter said the application was “not appropriate to the location” and would have a negative impact on the historical value of the former RAF airfield, the environment, traffic and residents.

He said: “The traffic assessment does not stand up to scrutiny.”

Acting chairman of Bicester branch of CPRE, John Broad, said: “Albion Land seem to think that by planting a few trees and starting construction a few metres away from the listed buildings they will not compromise the importance of this area, but they are totally wrong.”

Launton Parish Council is also worried about the potential increase in traffic.

A decision has yet to be made.
