A planning inspector has turned down an appeal by developers to build a large block of flats on the former boatyard site in Jericho.

Oxford author Philip Pullman led a silent protest against the development before the week-long inquiry at the town hall in August.
Today planning inspector Ava Wood dismissed the appeal.
