PHBS-UK Foxcombe Hall Berkeley Road Oxford OX1 5HR /LB P18/V1283/HH We propose removing the existing cement render from the original part of the property (not the newer extensions) and re-rendering the same area using a traditional, breathable, lime based render, which we have been advised is more appropriate for a building of this age. The existing cement render has blown in parts and patches have fallen off, exposing the brick substrate and leaving the building liable to salt and water damage. In addition, work to install wooden double glazed windows will leave areas around the windows needing to be 'made good'. Rather than patching the damaged areas (and risking water ingress), we propose doing a 'belt and braces' job by removing all the render and fully re-rendering. This will preserve the underlying masonry from salt erosi on, cracking and penetrati ng damp. It i s also clear that some of the exi sti ng ti mber beams i n the wall may be rotten and decaying, so once the render is removed, an assessment would be done to establish if any needed repair or replacement. Where possible, loose rotten timber material would be brushed out and replaced and painted in a black breathable silicone paint. If absolutely necessary, we would completely replace any timbers that are totally rotten with an exact visual match provided by a heritage carpenter. Initial investigations suggest that it would be repair, rather than replacement, that is required for the timbers. We are not proposing rendering ANY area that is not already rendered, nor are we proposing changing the visual appearance of the building in carrying out the works. In terms of colour, the new lime based render will be white, as currently, but it may be a 'warmer' white than the pure brilliant white of more modern cement renders/paints. We propose painting the newer extensions at the same time as the rendering is replaced, and matching in white colour.
